Περίληψη: | The high frequency of construction defects in housing units of social interest in Brazil is a problem that historically concerns the construction sector. Caixa Econômica Federal finances a significant portion of these homes as an agent of State policies. This study's objective was to relate the most frequent construction failures in social housing in the region of Curitiba to subsidize interventions in the management processes of these works and reduce occurrences. The occurrences were classified according to the type of pathological manifestation, impact, and cost. Financing modalities then classified the units by the intensity of technical control during construction and age. In the study, failures due to exogenous events or misuse were excluded. The data analysis pointed out as a priority, in the scope of the Brazilian civil construction market, the attendance to the manifestations related to the repression or deformation of concrete structural elements, with 18.94% of the occurrences. The properties financed in bank operations with greater technical control suffered, with the greater incidence among the damages, hydraulic leaks in 12.5% of the total. In the modalities of lesser technical control, the priority was to prevent settlement of foundations or deformation of concrete elements, with 11.54% of the total. |
