About the end of the 1970’s, and early 80’s, it appears clear the end of a period with the characteristic of buying / selling properties, along with a strong process of slowing down of construction activity, which would continue in time.During this period, we found the loss of certain variables that sustained a virtuous circle of production of second buildings for leisure time, i.e.: quick and easy sale, serial construction and real estate speculation. The crisis was due to a series of external and internal causes of the described process, so we pay attention to circumstantial and long-term factors, such as economic, legal, social and business, or the local, provincial and national factors. However, this would finally not cause a complete dissociation of a local real estate market dependent on tourism. ark:/s22508112/1be7wqli5 El presente artículo analiza el periodo de crisis del mercado inmobiliario de una de las ciudades turísticas más importantes de la Argentina como Mar del Plata. Sobre fines de la década de 1970, y principios de la siguiente, se manifiesta un cierre de época en torno a la dinámica de compra/venta de propiedades junto con un fuerte proceso de desaceleración de la actividad de la construcción, que se prolongaría en el tiempo. En estos años encontramos la pérdida de ciertas variables que sustentaron por décadas un círculo virtuoso de producción de segundas viviendas destinadas al ocio: de venta fácil y rápida, de construcción en serie y de especulación. Sostenemos que la crisis fue producto de un conjunto de causas externas e internas del proceso descripto, por lo que prestamos atención a factores circunstanciales y de largo plazo, ya sea de corte económico, reglamentario, social y empresarial, tanto local como nacional.
