In this way, we studie four blocks which began to get built during this period and in this context making a different urban landscape. El presente trabajo aborda el estudio de los procesos de gestión y construcción del frente marítimo en el caso particular del sector denominado Playa de los Ingleses –hoy Varese– de la ciudad de Mar del Plata, entre los años 1945 y 1970. La hipótesis central del proyecto mayor del que forma parte sostiene que el desarrollo del sector fue tardío con respecto a otros sectores centrales de la ciudad, debido a la ausencia de intervenciones totalizadoras por parte del Estado. Veremos aquí, cómo en éste período comienzan a implementarse nuevos mecanismos de gestión privada a partir de la promulgación de la Ley de Propiedad Horizontal en 1948, lo cual produce un nuevo modo de construir el frente marítimo, transformándolo de manera radical. En este sentido se estudian cuatro manzanas que se comenzaron a construir durante esos años bajo aquellas condiciones contextuales generando además, un paisaje urbano de una calidad diferente con respecto al resto del sector.
