The municipalities of Toluca, Metepec and Zinacantepec were the ones who received the largest number of Gated Communities in their territory, generating unprecedented urban fragmentation. This work is oriented to the identification and description of gated communities to analyze their link with urban fragmentation. A municipality of the Metropolitan Zone of Toluca (ZMT), Zinacantepec, is chosen as an example. Specifically, it is interesting to relate how Gated Communities influence the process of urban fragmentation. The methodology used is of a quantitative nature, based on the analysis of data from official sources about Gated Communities obtained in archives of local government institutions and observation in fieldwork. The findings expose the proliferation of gated communities in Zinacantepec in the late 1990s along with an inherent fragmentation; also, it was also found that these housing ventures, in some cases, generate some benefits around where they are located. La proliferación de urbanizaciones cerradas en la Zona Metropolitana de la ciudad de Toluca, en México, se observó a partir de la década de 1990. Los municipios de Toluca, de Metepec y de Zinacantepec fueron los que recibieron en su territorio el mayor número de emprendimientos cerrados, generando una fragmentación urbana sin precedentes. Este trabajo se orienta a la identificación y descripción de las urbanizaciones cerradas para analizar su vínculo con la fragmentación urbana. Se elige como ejemplo un municipio de la Zona Metropolitana de Toluca (ZMT), Zinacantepec. Específicamente, interesa relacionar cómo las Urbanizaciones Cerradas influyen en el proceso de fragmentación urbana. La metodología utilizada es de tipo cuantitativo, sustentada en el análisis de datos de fuentes oficiales acerca de urbanizaciones cerradas obtenidos en archivos de instituciones gubernamentales locales y de la observación en trabajo de campo. Los hallazgos exponen la proliferación de urbanizaciones cerradas en Zinacantepec a finales de la década de 1990 junto con una fragmentación inherente, además, se halló que estos emprendimientos de vivienda, en algunos casos, generan algunos beneficios alrededor de donde se ubican.
