This way the previously built houses, specially the rental ones, are the ones that concentrate most of the economical transactions volume, either in economical or physical terms. They represent most of the total built market. The research fi ndings allow avowing the rental market contribution to the current housing quality and life in Colombia. It can be said that without this offer, directly generated by the households and social housing form production, the housing stock would be running even shorter than now in relation to the current Colombian housing needs. Colombia also offers an attractive potential development of low income housing building to the urban construction entrepreneurs and real state sector. The stock must grow faster, so this tendency has concrete possibilities to fi ll the existent formal housing offer shortage. Siguiendo los preceptos de la economía urbana, la mayor parte de las necesidades habitacionales se atiende con los servicios derivados de los inmuebles que integran el stock conformado históricamente, representando la oferta y demanda de edifi caciones nuevas una proporción mínima del mercado total. Así, los mercados de unidades usadas y, especialmente, los arrendamientos, constituyen segmentos que concentran un volumen de transacciones cuya dimensión, en términos físicos y económicos, representa el mayor componente del mercado total de edifi caciones. Los resultados de esta investigación permiten hacer un reconocimiento al aporte del mercado de arrendamientos sobre los niveles actuales de calidad habitacional y de vida en Colombia. Puede plantearse así que sin esta oferta, generada por los hogares de manera directa y en gran parte por formas de producción social, el stock habitacional estaría aún más rezagado respecto de las necesidades habitacionales actuales de los hogares colombianos. En Colombia, el mercado de arrendamientos correspondiente a los hogares de menores ingresos ofrece también un potencial de desarrollo atractivo para los empresarios del sector de la edifi cación urbana y de la intermediación inmobiliaria. El stock debe crecer más rápido y esta forma de tenencia tiene posibilidades concretas de alojar una importante oferta formal actualmente inexistente.
