description This article aims to discuss the spatial quality of apartment buildings from results obtained by post-occupation evaluation (POE). It Searches to propose a set of POE methods and techniques with functional approach, destined to apartment buildings, made from homogeneous parameters in order to provide a replicable method. The set of methods and techniques used in this research seeks to understand the relationship between user´s behavior and design idealized by various real estate agents. For the purpose, we used multiple quantitative and qualitative nature methods, with emphasis on focus groups and the incorporation of researcher opinion in the ratings. The research starts from an analysis of apartment buildings production from 2000. Selects the production for middle class in São Paulo, which by its size is became a reference model for real estate market in other regions of country. Thus, as explained in the article, was chosen Ribeirao Preto city in order to develop and implement POE in three case studies. The results by POE implementation in the case studies attest how little the dwellers needs are filled, in that it revealed a fairly diverse range of family groups living in repeated and tripartite models Several overlapping of activities were identified in analyzed rooms in buildings that are designed in the traditional way, based on tightness, subdivision and monofunctional. Conclusively it points to need for greater and more effective connection between research and practice through databases fed by POEs. These should include techniques of built environment perception and interaction between environment and users behavior. So, is expected to feed future projects with information on ways of living, contemplating the real dwellers needs.

O presente artigo tem como objetivo principal discutir a qualidade espacial dos edifícios de apartamentos a partir dos resultados obtidos na avaliação pós-ocupação. Busca a proposição de um conjunto de métodos e técnicas de APO com abordagem funcional, destinado a edifícios de apartamentos e elaborado a partir de parâmetros homogêneos de maneira a constituir um método reaplicável. O conjunto de métodos e técnicas utilizados nesta pesquisa busca compreender a relação entre o comportamento do usuário e o projeto idealizado pelos vários agentes do mercado imobiliário. Para tal utilizou-se múltiplos métodos de natureza quantitativa e qualitativa, com destaque para a utilização de Grupos Focais e a incorporação da opinião do pesquisador nas avaliações. A pesquisa parte da análise da produção de edifícios de apartamentos a partir do ano de 2000. Seleciona a produção destinada à classe média na cidade de São Paulo, que por seu porte constitui-se como um modelo de referência para o mercado imobiliário nas demais regiões do país. Dessa forma, conforme explicitado no corpo do artigo, escolheu-se a cidade de Ribeirão Preto para o desenvolvimento e aplicação da APO em três estudos de caso. Os resultados obtidos na aplicação da APO nos estudos de caso ribeirão-pretanos atestam o atendimento das demandas dos moradores de maneira mínima, na medida em que identificou-se uma gama bastante variada de grupos familiares morando em modelos repetidos e tripartidos de habitar. Várias sobreposições de atividades foram identificadas nos cômodos dos edifícios estudados, que são projetados de maneira tradicional, baseados na sua estanqueidade, compartimentação e monofuncionalidade. Conclusivamente indica-se para a produção destes empreendimentos, a necessidade de uma conexão maior e mais efetiva entre pesquisa e prática a partir da criação de bancos de dados municiados por APOs. Estas devem incluir técnicas de percepção do ambiente construído, bem como a interação entre ambiente e comportamento dos usuários. Com isso espera-se alimentar futuros projetos com informações relativas às maneiras de morar contemplando assim as reais necessidades dos moradores. Universidade de São Paulo.
