Summary: | This paper analyzes the dynamics of real estate production in the transformation of urban space in small coastal cities in Brazil. For this purpose, the case of the city of Itapoá, on the coast of Santa Catarina, which has its matrix in two major interests in the capitalist logic: the beach and the logistical-port activity. Methodologically, the paper develops from the survey of real estate production established between 1950 and 2019, its social agents involved, changes in urban legislation on national and local context, and finally, analysis. From this study case, it is noted that historically, the real estate sector together with the municipality, sought strategies to publicize the city to consumers, through the creation of cultural values and "social needs" in tune with the context of each era. Therefore, until then verifiable in large urban centers, the articulations of the local real estate market in small municipalities also generate scarcity of spaces, valuations and devaluations, so they can make the urban plots, as merchandise, circular and recirculate in the wheel of the economy. |
