This research aims to identify the market conditions that have led to the emergence of sustainable housing in the city of Hermosillo, Sonora. The methodological basis that underpins this article is composed of two phases: the documentary phase in which information was collected regarding the situation of sustainable housing in Mexico, the specifications that a dwelling must meet to be considered sustainable and the available nancing mechanisms. Subsequently, directors of 12 Housing Development Organizations (ODV) from the city of Hermosillo were interviewed, selected for the convenience of a total of 17 organizations affliated with the National Chamber of Housing Development and Promotion Industry (CANADEVI) to cover all market strata. The answers were analyzed qualitatively. The results show that there is a high demand for sustainable economic housing, but the interviewees consider that production costs exceed the sale price in this category and it is unfeasible to offer it. They suggest modifying financing mechanisms, subsidizing infrastructure costs and using alternative construction materials. La vivienda sustentable enfrenta diferentes circunstancias que obstaculizan su disponibilidad en el mercado; entre ellas se pueden mencionar la falta de consenso en la definición del concepto de vivienda sustentable o la falta de financiamiento adecuado. Esta investigación tiene como objetivo identificar las condiciones de mercado que han propiciado la emergencia de vivienda sustentable en la ciudad de Hermosillo, Sonora. La base metodológica que sustenta este artículo se compone de dos fases: la documental, en la que se recabó información relativa a la situación de la vivienda sustentable en México, las especificaciones que debe cumplir una vivienda para ser considerada sustentable y los mecanismos de financiamiento disponibles. Posteriormente se entrevistó a directores de doce organizaciones desarrolladoras de vivienda (ODV) de la ciudad de Hermosillo, seleccionados por conveniencia, de un total de diecisiete organizaciones a liadas a la Cámara Nacional la Industria de Desarrollo y Promoción de Vivienda (CANADEVI) para cubrir todos los estratos del mercado. Las respuestas se analizaron cualitativamente. Los resultados muestran que existe alta demanda de vivienda sustentable económica, pero los entrevistados consideran que los costos de producción exceden el precio de venta en esta categoría y que resulta inviable ofrecerla; sugieren modificar los mecanismos de financiamiento, subsidiar los costos de infraestructura y utilizar materiales de construcción alternativos.
