Different definitions and interpretations of the meaning of dwelling are presented, followed by comments on the changes that usually happen in social housing, including aspects related to user satisfaction. Then a focus is given to flexibility, by discussing design alternatives and principles that enable housing spaces to become more versatile and dynamic. These design guidelines were based on a literature review and also on the systematic observation of 3,000 apartment floor plans from residential building projects carried out in 50 different Brazilian towns, including most of the State capitals, between 1995 and 2000. Este artigo apresenta uma discussão das bases teóricas referentes ao significado dinâmico e multidimensional do morar, reforçando a importância do estudo e da aplicação dos conceitos de flexibilidade e adaptabilidade espacial nas habitações em geral, sobretudo naquelas de interesse social. As definições e interpretações sobre o significado do morar são apresentadas, seguidas de comentários acerca das modificações que costumam ocorrer nas habitações de interesse social, incluindo aspectos relacionados à satisfação dos usuários. Após, enfoca-se a flexibilidade, sendo discutidas alternativas e princípios de projeto que possibilitam gerar espaços domésticos mais versáteis e dinâmicos. Essas diretrizes de projeto foram propostas a partir de uma revisão de literatura e na observação sistemática de mais de 3.000 plantas de apartamentos oriundos de empreendimentos executados em mais de 50 cidades brasileiras, incluindo a maioria das capitais, no período de 1995 a 2000.
