Case study as the main research strategy and the scope of the project was limited to the buildings plans. A literature review enabled the development of a theoretical framework that was used on the analysis of the case study. The case study allowed a critical analysis on the minimum areas per room pointed out in the literature as suitable for low-income houses against acceptable patterns for people on wheelchair. The study proposes an alternative strategy for implementing accessibility involving two stages: minimum and advanced. The case study results have shown that the minimum level already increases the construction costs in 30%. However, the improvement in the quality of life of the disable person is improved drastically and it allows a reduction and even elimination of those resources that would be required for adapting the house throughout its life cycle. O presente artigo apresenta diretrizes que visam a auxiliar arquitetos, engenheiros e designers no projeto de habitações de interesse social mais acessíveis sob a ótica do portador de deficiências físicas, particularmente os cadeirantes. O método de pesquisa adotado foi o estudo de caso, estando o escopo do projeto restrito ao projeto da edificação. A partir da revisão da literatura desenvolveu-se uma estrutural conceitual base, que foi utilizada para analisar e propor soluções no estudo de caso. O estudo permitiu a análise crítica da estratégia corrente de adoção de áreas mínimas e possibilitou a comparação dos parâmetros mínimos praticados atualmente com aqueles que devem ser os padrões aceitáveis para pessoas que utilizam a cadeira de rodas. O estudo avalia uma proposição de implementação dos requerimentos de acessibilidade em dois estágios: mínimo e avançado. Os resultados do estudo de caso mostraram um aumento em torno de 30% nos custos estimados para a construção da edificação para o patamar mínimo. Contudo, a análise demonstra melhorias profundas na qualidade de vida do portador de deficiência física e redução dos impactos nos custos das alterações ao longo do ciclo de vida da edificação.
