This study can be justified by the fact that most typical flat layouts do not offer a high level of comfort and quality for the final user, neither result in high degree of constructability. The variables related to the vertical plans, which correspond to 45% of building costs, were emphasized. This included the analysis of three attributes that affect the construction rationality: wall density, number of wall segments, and number of wall double junctions. A sample of 83 flat layouts with private areas of roughly 90 square metres (968.75 square feet), from 27 different Brazilian towns, was analysed. Some basic architectural characteristics were collected as well as some morphological and topological attributes, aiming to assess their impact on the use of materials and on construction rationalization. In conclusion, the study revealed that simple layouts that result in easier and faster site construction can also provide fairly comfortable and functional arrangements. Este artigo apresenta os resultados de um estudo cujo objetivo é desenvolver um método para avaliar os arranjos espaciais de apartamentos, contemplando diferentes atributos relacionados tanto às necessidades dos usuários como às questões de racionalização construtiva. Este estudo se justifica na medida em que grande parte das plantas consideradas típicas não configura arranjos com os melhores índices de conforto e qualidade para o morador, nem tampouco proporcionam melhores níveis de construtibilidade. O enfoque é dado às variáveis relacionadas com os planos verticais, que normalmente equivalem a aproximadamente 45% dos custos do edifício. Inclui a análise de três atributos que interferem na facilidade de construir: a densidade de paredes; o número de segmentos de paredes; e o número de junções duplas entre esses segmentos. Para tanto, utilizou-se uma amostra composta de 83 plantas com área em torno de 90 m2, oriundas de 27 cidades brasileiras. Foram também levantadas as características arquitetônicas básicas e analisados atributos morfológicos e topológicos, buscando avaliar sua influência na economia de materiais e na racionalização construtiva. Constatou-se que arranjos com simplicidade geométrico-construtiva também constituem soluções de qualidade no âmbito das necessidades de conforto e funcionalidade.
