Résumé:The aim of this paper is to present the old Mantica Abauza house, a building that today is known as the Julio Cortázar House Museum, a representative example of 20th century residential architecture, as well as its stylistic influence and its permanence in the old historic center of the city of Managua. Know the main events that have marked this property throughout its years built. Finally, it reflects on its current state of conservation, making a meticulous survey of the main alterations and deterioration that it currently presents, as a result of the lack of maintenance and the neglect to which it has been subjected in recent decades.
