If this is the case, Sao Paulo could suffer urban consequences. On the other hand, countries like the USA and Spain are the economic, social and urban future artificial formation of a promising real estate market. This paper aims to identify the processes of formation of a real estate bubble and its implications for the creation of the urban territory, using the Spanish case study, to demonstrate whether or not there was a bubble in Sao Paulo. Its methodology is based on the analysis of Spanish economic data and its relation with the urbanization processes of new territories, the PAUs of Madrid. These data will be crossed with the Brazilian context and with the urban processes of the city of Sao Paulo, the Urban Operations. The study concludes that Sao Paulo suffered a bubble and a posterior real estate crisis. The urban projects and housing programs that drove this bubble have failed to solve the city´s structural urban problems. The PAUSs are presented as an alternative planning and management tool that could be implemented in the Brazilian context. El crecimiento del sector de la construcción civil de los últimos años, demostrado con el impresionante aumento de los precios de los inmuebles, dividen especialistas en relación a la existencia de una burbuja inmobiliaria en Brasil y un posterior estallido, en 2015. Si así fuera, São Paulo podría sufrir consecuencias urbanas. Por otro lado, países como EEUU o España viven las consecuencias económicas, sociales y urbanas venideras de la formación artificial de un mercado inmobiliario prometedor. El objetivo de este artículo es identificar los procesos de formación de una burbuja inmobiliaria y sus implicaciones en la formación del territorio urbano, utilizando para ello el estudio del caso español, con el fin de demostrar si hubo o no una burbuja en São Paulo. La metodología se basa en el análisis de datos económicos españoles y su relación con los procesos de urbanización de nuevos territorios, los PAUs de Madrid. Dichos datos se cruzarán con el contexto brasileño y con los procesos urbanos de la ciudad de São Paulo, las Operaciones Urbanas. El estudio concluye que São Paulo sufrió una burbuja y una posterior crisis inmobiliaria. Los proyectos urbanos y programa habitacionales que impulsaron esta burbuja, no han sabido dar solución a los problemas urbanos estructurales de la ciudad.
