Summary:This research looks into how to intervene in the constructed city in order to increase its sustainability and improve the quality of life, avoiding two unwanted phenomena: urban sprawl and population displacement. This research is part of a partial plan deriving hypothetically from a comprehensive urban management proposal. Said proposal is based on a greater and more committed state intervention in land market. It is an urban project and a management strategy that could be replicated under similar circumstances. Due to the dimension and approach to the issue, the area of study was narrowed to focus on a sector of two neighborhoods in the City of Cordoba: Güemes and Observatorio. The strategy for urban intervention incorporates micro densification situations as well as high and medium re-densification. It also includes a management and development strategy that builds on a land readjustment mechanism complemented by the sharing of burdens and benefits and the selling of construction rights as a way to recover surplus
