The proposed methodology seeks through the coupling of three types of models: systemic, precursor and simulation, integrate data and forecast possible scenarios reflecting the dynamism of the changes that occur during the life-cycle of an urban real estate project. The theoretical foundations recognize their roots in the General Theory of Systems, the Theory of Discrete Events applied to Architecture, recognizing a systemic vision applied to projects. The result obtained from the application of this methodology allows the visualization of the evolution of the most significant variables, by the different social actors affected, being able to foresee undesired effects that could be caused and in this way avoid costly modifications or malfunctions during the life cycle of an Urban Real Estate Entrepreneurship. The proposed methodology was applied to two cases of study that allowed detecting anomalies and the appearance of counterintuitive systems not detected initially. La evaluación del proyecto de un Emprendimiento Urbano en el contexto de la compleja ciudad del Siglo XXI constituye un estudio que excede la planificación normativa y la evaluación estática. La metodología propuesta busca mediante el acoplamiento de tres tipos de modelos: sistémicos, precursores y de simulación, integrar datos y prever los posibles escenarios reflejando el dinamismo de los cambios que se dan durante el ciclo de vida de un emprendimiento urbano. Los fundamentos teóricos reconocen sus raíces en la Teoría General de Sistemas, la Teoría de los Eventos Discretos aplicados a la Arquitectura desde una visión sistémica aplicada a los proyectos. El resultado obtenido de la aplicación de esta metodología, permite la visualización de la evolución de las variables más significativas, por parte de los distintos actores sociales afectados, pudiéndose prever efectos no deseados que se podrían producir y de este modo evitar costosas modificaciones o malfuncionamientos durante el ciclo de vida de un Emprendimiento Urbano. La metodología propuesta se aplicó a dos casos de estudio que permitieron detectar anomalías y la aparición de sistemas contra intuitivos no detectados inicialmente.
