The tension generated by the vertiginous advance of the private sector over the public beach sector and the continuous complaints by vacationers, local actors and self-organized organizations are becoming more and more visible and show the taking of action in the face of this conflictive situation ; and, with it, the need for answers, becoming one of the most relevant problems in the tourist development of the city. In this context, this article proposes to analyze from a theoretical approach the processes of privatization of the coastal space and its bond with socio-spatial segregation, to later interpret it in the case study of the beaches located in the southern area of ​​the city of Mar del Plata -from the Punta Cantera area to Los Acantilados- managed by the company Playas del Faro Sociedad Anónima Inmobiliaria (SAI). Also, the emergence of groups that defend public spaces as a response to this problem will be analyzed, the case of Verde Mundo will be studied from time to time. To do this, the review of specific data such as documents, records, photographs, maps, social network diagrams and all relevant data for the analysis of this case study is carried out. Also, open question interviews were conducted with clients of private resorts in the south and members of Verde Mundo, and participant-type observation.

Also, open question interviews were conducted with clients of private resorts in the south and members of Verde Mundo, and participant-type observation.   El desarrollo de la actividad turística en la ciudad de Mar del Plata no solo ha impulsado el creciente proceso de transformación territorial a partir de su urbanización, sino que también, al consecuente proceso de privatización del espacio público costero. La tensión generada por el vertiginoso avance de lo privado por sobre el sector público de playas y los continuos reclamos por parte de veraneantes, actores locales y organizaciones autoconvocadas se hacen cada vez más visibles y ponen de manifiesto la toma de acción frente a esta conflictiva situación; y, con ello, la necesidad de respuestas, constituyéndose en una de las problemáticas más relevantes del desarrollo turístico de la ciudad. En este contexto, este artículo se propone analizar desde un enfoque teórico los procesos de privatización del espacio costero y su vínculo con la segregación socio-espacial, para luego interpretarlo en el estudio de caso de las playas ubicadas en la zona sur de la ciudad de Mar del Plata -desde la zona de Punta Cantera hasta Los Acantilados- administradas por la empresa Playas del Faro Sociedad Anónima Inmobiliaria (SAI). También, se analizará el surgimiento de agrupaciones que defienden los espacios públicos como respuesta a esta problemática, puntualmente se estudiará el caso de Verde Mundo. Para ello, se lleva a cabo la revisión de datos específicos tales como documentos, registros, fotografías, mapas, diagramas de redes sociales y todos aquellos datos relevantes para el análisis de este estudio de caso. También, se realizaron entrevistas semiestructuradas de preguntas abiertas a clientes de balnearios privados del sur y miembros de Verde Mundo, y observación de tipo participante en balnearios del sur.
