Depending on the current urban transformations, specifically the intense verticalization process that our cities experience, a new conceptualization of housing precariousness is proposed, which re-writes, complements and diversifies the concept.The present study proposes to broaden the view regarding precariousness, re situating the discussion from the point of view of the housing typology subject to analysis, the location of the phenomenon and the producer actor. This under an analysis that questions the standards of what is considered precarious today, in light of emerging new urban processes, such as verticalization. Based on the above and the development of an indicator of precarious housing for the commune of Estación Central, we conclude that we are facing a “new form” of housing precariousness, which is being traduced into a dense and vertical residential production, under a logic of unprecedented mass housing production for Chilean cities. Los territorios precarios se han denominado de distintas formas, tanto así, que su definición se ha ido configurando en directa relación con la problemática habitacional del momento, las fuentes de información disponibles y los estándares de lo que se considera precario según período, lugar y desarrollo económico del país.En función de las actuales transformaciones urbanas, específicamente, el intenso proceso de verticalización que experimentan nuestras ciudades, se plantea la necesidad de una nueva conceptualización de la precariedad habitacional que reescriba, complemente y diversifique el concepto. El presente trabajo propone ampliar el espectro de la precariedad, resituando la discusión desde el punto de vista de la tipología habitacional sujeta a análisis, la localización del fenómeno y el actor productor. Esto bajo un análisis que cuestione los estándares de lo que hoy se considera precario, a la luz de los nuevos procesos urbanos emergentes, como es la verticalización. En función de lo anterior, y a partir del desarrollo de un indicador de precariedad habitacional para la comuna de Estación Central, se concluye que estamos frente a una “nueva forma” de precariedad habitacional, que se traduce en producción residencial densa y vertical, bajo una lógica de producción de vivienda en masa sin precedentes para las ciudades chilenas.
