However, perceptions or opinions based
on the resident’s experience are not always taken into consideration in these urban intervention processes, which leads to
the development of decontextualized, underused or inappropriate projects that can cause residential dissatisfaction in their inhabitants. The poor management of these procedures and the loss of information about the residents ́ assessment of these interventions also hinder the possibilities for feedback and improvement of these actions through the planning process. Based on the above, this article shows the results of an analysis of several indicators examined after an urban rehabilitation project
in a neighborhood of Madrid, Spain, with the purpose of showing the importance that some variables related to the changes lived in the neighborhood and residents ́ assessments of such alterations may have on residential satisfaction. The conclusions reveal the importance of including new instruments in the processes of urban planning that would make it possible to identify the perception of the residents throughout such processes. Los proyectos de rehabilitación urbana llevan a cabo importantes esfuerzos para revitalizar y mejorar las características físicas y las dinámicas sociales y productivas de ámbitos desfavorecidos dentro de la estructura urbana existente. Sin embargo, la percepción u opinión basada en la experiencia del residente no siempre es considerada en estos procesos de intervención urbana, lo que conlleva al desarrollo de proyectos descontextualizados, subutilizados o inapropiados que pueden generar insatisfacción residencial en sus habitantes. La mala gestión de estas actuaciones y la pérdida de información sobre la valoración que los vecinos tienen de estas, entorpece también las posibilidades de retroalimentación y mejora de dichas acciones desde la planificación. A partir de ello, este artículo muestra los resultados de un análisis de diversos indicadores examinados tras un proyecto de rehabilitación urbana de un barrio madrileño, con el propósito de evidenciar la trascendencia que algunas variables, relacionadas con los cambios vividos en el barrio y la valoración de los residentes ante esas reformas, pueden tener sobre la satisfacción residencial.
