The research provides a set of theoretical-operational approaches for the creation of indicators of residential segregation, linking both territorial and social variables, in order to give a greater representation of the physical space that is studied. For this, a methodology based on the use of twelve indicators is applied which is grouped into three main axioms (proximity and basic services; housing and built space and social; and economic characterization - and its application in the Miraflores Alto, Viña del Mar, Chile. It is analyzed how these territorial and social factors determine different degrees, levels or forms of social segregation. The paper conclude that the application of neighborhood units fragments the territory, in contrast with the presence of primary educational establishments, as key equipment that dialogues and complements with the community. La segregación social puede ser entendida desde diferentes dimensiones, siendo el foco cuantitativo uno de los desafíos pendientes en el contexto latinoamericano. El presente trabajo provee un conjunto de aproximaciones teórico-operacionales para la creación de indicadores de segregación en sectores residenciales, correlacionando variables territoriales y sociales, a modo de dar una mayor representación del espacio físico que se estudia. Para ello, se recurre a una metodología basada en el uso de doce indicadores agrupados en tres axiomas principales (proximidad y servicios básicos; vivienda y espacio construido; y caracterización social y económica) y su aplicación en la unidad vecinal Miraflores Alto, Viña del Mar, Chile. Se analiza cómo estos factores territoriales y sociales determinan diferentes grados, niveles o formas de segregación social. Se concluye que la aplicación de unidades vecinales fragmenta el territorio, en contraposición con la presencia de establecimientos educacionales primarios, como equipamientos clave que dialogan y se complementan con la comunidad.
