The analysis is not comparative but referential since no qualification or hierarchy is intended but the aim is to find out their attributes according to the five premises stated by the architect, planner and teacher of the course “Architecture and the culture of preserving. Theory and practice of the intervention of historical places”, Mr. Francisco de Gracia, given at the Faculty of Architecture and Planning, University of Chile, April 2004, as part of the FAU-UPM Doctor degree program. The paper reveals the historical circumstances that originated them and the characteristics of each neighborhood, as regards space, built volumes and preservation of public and privately own properties. It finishes by acknowledging the attributes of each and every one of their valuable characteristics. El presente trabajo expone un análisis referencial de tres barrios de Santiago de Chile, ubicados en el centro cívico, que han sido calificados “patrimonio urbano” por el Consejo de Monumentos Nacionales. El análisis no es comparativo, sino simplemente referencial, porque no pretende calificarlos ni jerarquizarlos; sólo indagar en sus atributos de acuerdo a las cinco premisas formuladas por el Arquitecto Urbanista y Profesor del Curso “Arquitectura y cultura de la conservación. Teoría y práctica de la intervención en lugares históricos”, Sr. Francisco de Gracia, en la Facultad de Arquitectura y Urbanismo de la Universidad de Chile en abril de 2004, en virtud del Doctorado que se imparte según convenio FAUUPM. El estudio revela las circunstancias históricas de gestación y los atractivos propios de cada barrio, referidos principalmente a la espacialidad, volúmenes edificados y conservación de las propiedades públicas y privadas. Concluye reconociendo los atributos particulares de cada uno y sus valiosos atractivos.
