The XIX century dynamic growth added different shapes: Closed Villas, which added new paradigms that created a new space order. This work covers two closely link aspects. On one hand, the housing solution offer for middle and upper-middle class people; on the other hand this kind of urban development implies the creation of new urban patterns and codes, and meanings to its citizen's collective memory. It goes over the planning action and housing construction statu quo. It also shows the new experiences done in the 90's, which through the building of fortification walls expresses self-protection and disciplinary control of the social relationships. The research uses documental analysis, planimetric and direct observation of the urban phenomenon as a tool to help drawing the changes produced. These are helpful for the process understanding as well as the critical theory, as for teaching, the professional practice and the city planning. Maracaibo, centro de explotación petrolera en Venezuela, desde el siglo XVII organizó su estructura urbana mediante la cuadrícula tradicional española, cuyo tejido presentaba un grano uniforme. La dinámica de crecimiento del siglo XX aportó configuraciones diferentes: las Villas Cerradas, las cuales incorporan paradigmas que dibujan un nuevo orden espacial. El trabajo aborda dos aspectos estrechamente vinculados: por un lado, la solución habitacional ofertada a grupos socioeconómicos de niveles medio y medio-alto, y por otro, cómo estos desarrollos establecen nuevos patrones en el quehacer urbano, y nuevos códigos y significados a la memoria colectiva de sus ciudadanos. Se revisa el statu quo de la acción planificadora y constructiva de la vivienda y se presentan nuevas experiencias realizadas en la década de los 90, las cuales a través de su arquitectura de grandes murallas expresan la autoprotección y el control disciplinario de las relaciones sociales. La investigación utiliza el análisis documental, planimétrico y la observación directa de los fenómenos urbanos como instrumentos de ayuda para dibujar los cambios producidos; lo cual será útil tanto para la comprensión de los procesos y su teorización crítica, como para la enseñanza, el ejercicio de la profesión y la planificación de la ciudad.
