Shrnutí:This article summarized some aspects related to the research I am developing at the Research Institute of Housing and Habitat –Instituto de Investigación de Vivienda y Hábitat- at the Faculty of Architecture, Urbanism and Design of the National University of Cordoba, Argentina. The research deals with two issues: urban growth and suburban expansion, incorporating housing policy approach as a key aspect to visualize the transformations in the city territory. In the last decade of the XX century, in the context of neoliberalism, housing policy and real-state developments promoted in Cordoba city observe new social actors as well as housing strategies qualitatively different to those registered in precedent stages. This situation brings as a query: Which are the effects derived from these new residential developments (so much public as private) in terms of social segregation? The urban habitat is, from this perspective, a starting point to approach the complex phenomenon of urban growth, the transformations in dwelling-production and the role housing policy has to achieve a sustainable urban development.
