In this sense, although historical fabric, social housing, planning, centrality and physical limits are key elements, it is demonstrated that the strategy of the housing sector is another influent aspect. Finally, the fact that economic segregation has been an essential mechanism of the real estate model from the 60s validating this sector as the main actor in urban design approximates Henry Lefebvre theories regarding the role of “Companies” in the design of urban social space. Un breve análisis del espacio social madrileño construido durante los años del llamado desarrollismo español mediante las diferentes teorías que se han ocupado de la organización del espacio urbano sugiere la consideración con cierta profundidad del funcionamiento del sector inmobiliario. Así, a partir del estudio de la actuación de este sector en el proceso de construcción del área metropolitana de Madrid, se concluye que tuvo una in?uencia esencial en la formación de la actual distribución de rentas. El análisis de las cuestiones que sirvieron de referencia al sector de cara a posicionarse sobre el territorio y el grado de independencia que asumió respecto de ellas acaba de caracterizar el fenómeno estudiado. En este sentido, si bien los tejidos históricos, la vivienda social, el planeamiento, la centralidad y los límites físicos son determinantes, queda demostrado que la propia estrategia del sector es un vector de in?uencia mayor. Por último, la constatación de que la segregación económica constituye un mecanismo fundamental del modelo inmobiliario que desde los años 60 se ha mantenido como principal actor en el diseño urbano nos acerca a las teorías de Henry Lefebvre sobre el papel de la “Empresa” en el diseño del espacio social urbano.
