The progress towards a scenario of low greenhouse gas emissions should be addressed from the redefinition of the social utility sector: habitability. Confronted with the principles that define this regulatory concept, which may hinder the achievement of a sustainable construction, this paper proposes an approach to a new definition by means of the deployment of the links included in the process of satisfaction of needs inherent to human societies, namely, needs, utilities, satisfiers and entropy flow. In order to define habitability in a way that is consistent with the conditions imposed by the sustainability paradigm, this paper raises some key questions. To this end, this research provides a broader vision so as to determine the needs and satisfiers that should be related to habitability. Then, there are questions raised about the driving role of the availability of resources in historic moments within the formation of these conditions. Finally, this paper suggests research lines to address the necessary redefinition of habitability. La exigencia de amoldar todas las actividades productivas a los condicionantes de la sostenibilidad conllevará profundos cambios en el sector de la edificación. El progreso hacia un escenario de bajas emisiones de gases de efecto invernadero deberá ser abordado desde la redefinición de la misma utilidad social del sector: la habitabilidad. Frente a los principios que hoy en día caracterizan este concepto normativo y que pueden suponer una barrera en la consecución de la edificación sostenible, este artículo propone una aproximación a una nueva definición en base al despliegue de los eslabones del proceso de satisfacción de necesidades propio de las sociedades humanas, a saber, utilidades, satisfactores y flujo entrópico. A partir de esta argumentación, se plantean las cuestiones clave para resolver en qué términos es preciso definir una habitabilidad coherente con las condiciones impuestas por el paradigma sostenibilista. En primer lugar, aportando visiones amplias para determinar qué necesidades y qué satisfactores deben vincularse a la habitabilidad. En segundo lugar, interrogando sobre el papel dinamizador que ejerce la disponibilidad de recursos en cada momento histórico en la conformación sucesiva de estas condiciones. Finalmente, proponiendo las líneas de investigación oportunas para abordar la necesaria redefinición de la habitabilidad.
