Its historical center and 15 surrounding old neighborhoods had most of their housing damaged or destroyed. Two years after the earthquake, most of the destruction remains visible in downtown Talca; however, there is not enough data to illustrate this situation. This paper is focused on analyzing reconstruction policies in view of the current state of reconstruction in the downtown neighborhoods of Talca. Preliminary findings suggest an inadequate reconstruction process, both because a large percentage of urban areas have not yet been intervened and because a considerable number of families are still living in precarious conditions, in emergency housing, in semi-destroyed housing or in self-help built shacks. Likewise, there is a marginal number of solid housing built with subsidy in the downtown area. Lastly, such a reconstruction has been mostly financed by the families themselves, who have decided not to use a State financing system that is regarded as insufficient. Talca fue una de las ciudades con mayor daño en vivienda después del terremoto del 27F. Su casco histórico y 15 barrios fundacionales en torno a él, quedaron con la mayor parte de sus viviendas dañadas o destruidas. A dos años de ocurrido el terremoto, gran parte de la destrucción ocasionada sigue siendo visible en los barrios céntricos de Talca, sin embargo, no existen muchos datos que permitan dar cuenta de esta situación. El presente trabajo se orientó a analizar la política de reconstrucción a la luz de la situación actual de reconstrucción de los barrios centrales de Talca. Los resultados preliminares apuntan a un proceso de reconstrucción deficitario, tanto porque un gran porcentaje de lotes no ha sido intervenido, como porque un número importante de familias aún están viviendo en una situación muy precaria, en viviendas de emergencia, en viviendas a medio demoler o en ranchos auto construidos. Adicionalmente, el número de viviendas sólidas en el centro, construidas con subsidio, es muy marginal. Por último, la reparación se ha basado mayoritariamente en los recursos de las propias familias, quienes en general han optado por no utilizar un recurso estatal que entienden como insuficiente.
