In the current scenario of self-management in the purchase of land, this research aims to explore a methodology intended to contribute to well-informed decision making, considering that accessibility and land value are essential to achieve an economically sustainable location. This dissertation proposes an indicator that includes land value (initial cost of localization) and accessibility to services (future costs of localization) in the municipalities of San Bernardo and Calera de Tango Chile, Metropolitan Region. These two variables are spatialized in raster format in order to develop a land accessibility-value indicator. Results show a wide disparity in the access costs between urban and rural areas and reinforce a decentralized concentration based on the supply of services and networks provided in areas of lower value than those of consolidated areas. La ausencia de planificación de vivienda social para áreas rurales en Chile y el alto valor de suelo en áreas consolidadas han generado conjuntos pobremente localizados en cuanto al acceso a oportunidades. En el escenario actual de autogestión en la compra de terrenos, el objetivo de este trabajo es explorar una metodología que ayude en la toma de decisiones informadas, considerando que las variables de accesibilidad y de valor de suelo son principales para una localización económicamente sustentable. Para esto, se plantea un indicador que incluya el valor de suelo (costo inicial de la localización) y la accesibilidad a servicios (costos futuros de la localización), para las comunas de San Bernardo y Calera de Tango. Estas dos variables se espacializan en formato raster, y a partir de éstas se desarrolló un indicador de accesibilidad-valor de suelo. Los resultados indican una gran desigualdad en costos de acceso entre sectores urbanos y rurales, y refuerzan una concentración descentralizada, aprovechando la oferta de servicios y redes en terrenos de menor precio que en áreas consolidadas.
