The paradox of an oversized housing stock coexisting with a large, unmet housing demand; the collapse of a financial system dropped in a speculative bubble; the avalanche of foreclosures, with thousands of families losing their homes; or the failure of the promise of social promotion associated with home ownership are some of the consequences of this collapse. All these lessons should be considered when planning and designing housing policies, especially when they are implemented through market mechanisms, as in the case of Spain. El estallido de la burbuja inmobiliaria en España ha sacado a la luz todas las contradicciones y debilidades de un modelo que había sido calificado como ejemplar y que aún se pretende imitar en muchos países. La paradoja de un stock sobredimensionado de viviendas conviviendo con una gran demanda insatisfecha; el hundimiento de un sistema financiero volcado en una burbuja especulativa; la avalancha de desahucios, con cientos de miles de familias que pierden sus viviendas; o el fracaso de la promesa de promoción social asociada a la propiedad de la vivienda, son algunas de las consecuencias de este colapso. Todas estas son lecciones que deben tomarse en cuenta a la hora de plantear y diseñar una política de vivienda, sobre todo si se pretende llevar a cabo a través de mecanismos de mercado, como en España.
