Bajos de Mena, in Puente Alto, is not only characterized by its large size and stage-by-stage construction, but also because of the various social and functional problems associated with the buildings, turning this space into a housing paradigm of urban segregation and marginalization. In order to correct these tensions, the Chilean State has designed various methods for intervention through the implementation of a series of programs and projects focused on the areas of education, health care and other social services. This study of residential satisfaction, carried out in four subdivisions of the area under review, questions the concepts of displacement and neglect, which are used to describe the socio-spatial consequences in residential areas such as the one addressed here. This paper also questions the effect of the real-estate market on the production of residential property in Chile. Como resultado de la expansión habitacional hacia las periferias metropolitanas, en la que la política subsidiaria focalizada hacia la vivienda de carácter social juega un papel fundamental, se materializa una sostenida ocupación de los márgenes urbanos en ciudades como Santiago. El sector de Bajos de Mena, en la comuna de Puente Alto, se caracteriza no solo por sus grandes dimensiones y construcción por etapas, sino también por los diversos problemas sociales y funcionales asociados a dichas edificaciones, convirtiéndolo en un paradigma habitacional de segregación y marginación urbanas. Con el fin de corregir estas tensiones, el Estado chileno ha diseñado distintas intervenciones a través de la puesta en marcha de distintos programas y proyectos, tanto en educación, salud y atención de servicios civiles periódicos. El presente estudio de satisfacción residencial, aplicado sobre cuatro conjuntos de viviendas del área referida, propone cuestionar los conceptos de desplazamiento y olvido; que suelen incorporarse como adjetivos para las consecuencias socio-espaciales en complejos residenciales de este tipo; cuestionando los efectos del nicho grande inmobiliario en la producción de propiedad residencial en Chile.
