In Spain, such access has changed significantly since the Great Recession due to the increase in the importance of private rentals and rents rise. This article describes and analyzes the dynamics of the increase in rents and its socio-spatial effects, in detail and territorial organization for the city of Madrid (2015-2018). To this end, it uses innovative statistical sources and Geographic Information Systems (GIS) to analyze the territorial unfolding and the socio-spatial consequences of this new residential model. The results show the exclusionary character of the urban center, which displaces the most precarious fractions of the most qualified groups, increasing the residential pressure on the popular peripheries of the city. This dynamic reveals the incidence of a new wave of gentrification supported by the rent bubble, a source of uncertain residential growth in the urban peripheries. El acceso a la vivienda es una de las cuestiones más relevantes en las trayectorias vitales de las personas. En España dicho acceso ha cambiado significativamente desde la Gran Recesión, como resultado del aumento del peso del alquiler privado y el encarecimiento de las rentas. Este artículo describe y analiza la dinámica de subida de la renta del alquiler y sus efectos socio-espaciales, de forma detallada y territorializada, en la ciudad de Madrid (2015-2018). Con este fin emplea fuentes estadísticas innovadoras y Sistemas de Información Geográfica (SIG) para analizar el despliegue territorial y las consecuencias socio-espaciales de este nuevo modelo residencial. Los resultados muestran el carácter excluyente del centro urbano, el cual expulsa a las fracciones más precarizadas de los grupos más cualificados, aumentando la presión residencial sobre las periferias populares de la ciudad. Esta dinámica revela la incidencia de una nueva ola de gentrificación apoyada sobre la burbuja del alquiler, fuente de creciente incertidumbre residencial en las periferias urbanas.
