The objective of this paper is to perform an environmental cost-benefit analysis of a sustainable architecture deployment, as a case study considering the construction of the Municipal Secretary of Environment, Science and Technology (SEMACT) of Palmas city - TO. By the private (discount rate of 15% per year) and public criteria (discount rate of 6% per year) for the analysis of investments in the case studied the use of sustainable architecture is not recommended, because the incremental costs of construction are higher than considered benefits (energy saving). Moreover, considering the criterion of sustainability analysis of investments (zero discount rate), the use of sustainable architecture would be relatively attractive. However, the use of this criterion has many restrictions on economic analysis, only recommended in extreme situations where environmental externalities generated by the ventures are intense and not obtained from similar sources or substitutes. A arquitetura sustentável consiste em uma postura na prática profissional da construção civil que valoriza as percepções do homem quanto ao ambiente. O objetivo deste trabalho é realizar uma análise do custo-benefício ambiental do edifício da Secretaria Municipal de Meio Ambiente, Ciência e Tecnologia (SEMACT) do município de Palmas – TO, que utilizou preceitos de construção da arquitetura sustentável. Pelos critérios privado (taxa de desconto de 15% ao ano) e público (taxa de desconto de 6% ao ano) de análise de investimentos no caso estudado, o uso de técnicas de construção da arquitetura sustentável não é recomendável, pois os custos incrementais de construção tornam-se superiores aos benefícios considerados (economia de energia). Além disso, considerando o critério de sustentabilidade de análise de investimentos (taxa de desconto nula), o uso de tecnologias de construção da arquitetura sustentável passa a ser relativamente atrativo. Contudo, a utilização desse critério revela muitas restrições na análise econômica, e só é recomendável em situações extremas, nas quais as externalidades ambientais geradas pelo empreendimento sejam intensas e não obtidas em fontes substitutas ou similares.
