The changes in the use of residential land mixed with commercial andservices occur partially and at the same time, as well as the partial, total rent or the purchasesaleof the properties listed as heritage, previously in 1982 and in 1988 Guanajuato is declareda world heritage by UNESCO. Analyzing the real estate market in the historic center ofGuanajuato is the objective that leads us to establish the methodology for collectinginformation and field work.The article is made up of four sections, in the first they cover the theoretical framework. Theurban history of the city as the second section. Followed by the third section with the heritageaxes in the historic center of Guanajuato, to contextualize the use of heritage land. Finally,the property real estate market is addressed. We conclude with the conclusions and thebibliography used in the text. El mercado inmobiliario en el centro histórico de Guanajuato inicia el proceso de auge en laprimera década del siglo XXI, con la inversión turística en inmuebles catalogados paraconvertirlos en hoteles boutique. Los cambios en el uso de suelo de habitacional a mezclacon lo comercial y servicios se produce de forma parcial y a la vez total, así como la rentaparcial, total o la compraventa de los inmuebles catalogados como patrimoniales,previamente el año 1982 y en 1988 se declara a Guanajuato como patrimonio mundial por laUNESCO. Analizar el mercado inmobiliario patrimonial en el centro histórico de Guanajuatoes el objetivo que nos conduce a establecer la metodología de acopio de información y trabajode campo.El artículo se compone de cuatro apartados, en el primero abordan el marco teórico. Lahistoria urbana de la ciudad como el segundo apartado. Seguido del tercer apartado con losejes patrimoniales en el centro histórico de Guanajuato, para contextualizar el uso del suelopatrimonial. Por último, se aborda el mercado inmobiliario patrimonial. Culminamos con lasconclusiones y la bibliografía empleada en el texto.
