One of several forms of housing is the high-and medium-standard condominium. Some of these have a simple morphological structure, with buildings parallel to the front property line, gardens in the front yard, and a playground in the backyard. Others have a more complex morphological structure, with groups of trees, woods, private streets, and the original topography partially preserved. In fact, there is a gradation in the design of open spaces, which varies from the establishment of garden areas to that of private parks, with the square and the club in between. The former is characterized by its design and by the arrangement of buildings; the latter by leisure areas, swimming pools, and sports courts in the central area of the property. This gradation determines the typological variety of high-and medium-standard condominiums that are part of the urban landscape in São Paulo. In this case, it is possible to discuss the types of condominiums, emphasizing their similarities, differences, and hierarchies. This paper presents a typology of these condominiums, to study their open spaces. This typology, however, will not be limited to a formal analysis, since their main characteristics are associated with urban landscape and society. |

Existen diversos tipos de construcción y de espacios libres componiendo y conformando el paisaje y la trama urbana de la ciudad de São Paulo, en este principio del siglo 21. Una de las formas de vivienda existente es el conjunto de edificios residenciales de medio y alto patrón. Una parte de esos conjuntos tiene una estructura morfológica simple, con los edificios paralelos al alineamiento, jardín en la parte frontal del lote, equipamientos y áreas de recreación en las partes laterales y posterior del lote. Otros tienen una estructura morfológica más compleja, con macizos arbóreos, bosques, calles de acceso a los edificios y una parte de la topografía original conservada. En realidad, existe una escala en el proyecto de los espacios libres de los conjuntos, que va desde la configuración de áreas de jardin hasta la configuración de parques privados, pasando por la plaza (caracterizada por su trazado y por la distribución de los edificios) y por el círculo (con los equipamientos deportivos y áreas de recreación dispuestos en el centro del lote). Esa escala determina la variación tipológica de los conjuntos de edificios de medio y alto patrón que componen el paisaje urbano de la ciudad de São Paulo, siendo posible entonces hablar en tipos de conjunto, señalando sus semejanzas, diferencias y jerarquías. Nuestro objetivo es presentar una tipologia de los conjuntos, teniendo como objeto de estudio sus espacios libres de edificación. Además esa tipología no se limita al análisis de los aspectos formales, sino que intenta relacionar las características de estos espacios con el paisaje y la sociedad. Há vários tipos de construção e vários tipos de espaços livres compondo e conformando a paisagem e o tecido urbano da cidade de São Paulo neste início do século 21. Uma das formas de habitação existentes é o conjunto de edifícios residenciais de padrão médio e alto. Parte desses conjuntos possui uma estrutura morfológica simples, com os edifícios paralelos ao alinhamento, jardim no recuo frontal, equipamentos e áreas de lazer nos recuos laterais e posterior. Outros contam com uma estrutura morfológica mais complexa, com maciços arbóreos, bosques, ruas de acesso aos edifícios e a topografia original parcialmente preservada. Existe de fato uma gradação no projeto desses espaços livres condominiais, que vai da configuração de áreas ajardinadas à configuração de parques privados, passando pela praça (caracterizada por seu desenho e pela distribuição dos edifícios) e pelo clube (com os equipamentos de esporte, lazer e recreação centralizados no lote). Essa gradação determina a variação tipológica dos conjuntos de médio e de alto padrão os quais integram a paisagem paulistana, sendo possível, portanto, falar em tipos de conjunto, apontando suas semelhanças, diferenças e hierarquias. Pretende-se apresentar uma tipologia desses condomínios, tendo como objeto de estudo seus espaços livres de edificação.
