The sector of building rehabilitation or renovation is one of the most promising areas in Brazil. However, the Brazilian expertise in this kind of design and to guarantee the quality of the construction as well as the feasibility of maintenance operations of building renovation is still deficient. Moreover, because of the fact that the greatest part of the Brazilian standards concerns the new construction, the rehabilitation and renovation design can become impracticable.
Therefore, renovation and its design process show some difficulties and questions to be answered. In addition, renovation projects require a greater integration between their phases. Some studies showed that the integrated design process is more advantageous than the sequential one. Furthermore, they also suggested that the French design process is more integrated than sequential when compared to the Brazilian.
Thus, based on a French case study, this paper aims to make a comparative analysis between the integrated and the sequential design processes of building facades renovation and analyze if the French design process can serve as a reference model to the Brazilian sector of buildings renovation.
In conclusion, the French design process, although partially integrated, have more advantages than the Brazilian one and it is useful as a model for this one because of the integration of its activities in the initial stages of the design process, the good content of each one of these stages, as well as the existence of the design and the construction site coordinators.

Key-words: integrated design process, facade design, rehabilitation, renovation/ retrofit O mercado de reabilitação e renovação de edifícios no Brasil apresenta um grande potencial de crescimento; entretanto, ainda existe grande carência de informações quanto às melhores práticas para desenvolvimento dos seus projetos, bem como para garantir a qualidade da sua execução e a exeqüibilidade das operações de manutenção na fase de uso do edifício renovado. Além disso, grande parte das legislações e normas técnicas brasileiras diz respeito à construção nova e não prevê diferenciação para a reabilitação, o que muitas vezes pode inviabilizar tais projetos. Portanto, o processo de reabilitação ou renovação de edifícios, conseqüentemente o desenvolvimento de seus projetos, apresenta várias dificuldades e questões a serem respondidas, além de requisitar uma maior integração entre as suas atividades. Alguns estudos mostram que o desenvolvimento integrado de projetos é mais vantajoso que o seqüencial, sugerindo ainda que na França o desenvolvimento dos projetos é mais integrado que seqüencial comparado ao adotado no Brasil. Dessa forma, o objetivo do trabalho é analisar o processo de projeto de renovação das fachadas de um empreendimento francês, a partir de um estudo de caso, evidenciando as diferenças entre o desenvolvimento integrado e o desenvolvimento seqüencial dos projetos. Além disso, objetiva-se analisar se o processo de projeto adotado na França, nesse tipo de empreendimento, pode servir de exemplo para a construção brasileira. Conclui-se que as etapas e as atividades do processo de projeto do estudo de caso francês são parcialmente integradas. Entretanto, apesar de não totalmente integrado, o esquema de desenvolvimento de projeto francês apresenta mais vantagens que o brasileiro e pode servir de modelo para este último, especialmente, em razão da integração das atividades nas etapas iniciais de projeto, do conteúdo abrangente de cada uma dessas atividades, bem como pela forte presença das coordenações de projetos e da execução das obras.
