To understand how these marginal areas have become central zones in the new territorial order, the article explores the periphery concept and its development during the 20th century, like a changing process. Then, the article explains the urban peripheries like a general phenomenon, evaluating some characteristics that appear in the same way in different urban cultures, like the European Mediterranean and the Latin American. Finally, the article identifies some characteristics of the process of urban transformation and “recualificación”, that begins after the last 25 years of the 20th century. El artículo parte del interés por las áreas periféricas de la ciudad contemporánea, construidas y consolidadas durante los años del expansionismo residencial (décadas centrales del siglo XX). Para entender el proceso por el cual estas áreas han cambiado su papel de espacios marginales a espacios centrales en las nuevas estructuras territoriales, se explora el concepto de periferia y su evolución histórica durante el siglo XX, al tiempo que se identifica como un proceso que se transforma con el tiempo. A partir de este marco, se busca explicar las periferias urbanas como fenómenos generalizables, a través de la identificación de características que se pueden reconocer en culturas urbanas tan diferentes como la Europea Mediterránea y la América Latina, y conducir finalmente lo expuesto a identificar los factores que caracterizan el proceso de transformación y recualificación urbanística que se emprende durante el último cuarto del siglo XX.
