This article is focused on the methodology of discrete choice models. The basis of such models is the estimation of a utility function. Utility is the value that an individual attributes to a product or service through a combination of factors, based on the assumption that the alternative with the highest utility will be selected. Econometric models can be generated from stated preference and revealed preference data. This article discusses the differences among those approaches, emphasizing the method, the essence, the strengths and weaknesses of each one and presenting a case study with both types of data. A study concerned university student housing was undertaken. The results emphasise the differences between the revealed and stated preference models, indicating parameters that are similar in the process and those that make the actual behaviour to differ from the stated intentions. Os temas escolha habitacional e preferência habitacional vêm sendo abordados de diversas maneiras, a partir de diversos instrumentos, tais como pesquisas de mercado, avaliação pós-ocupação, estudos demográficos e modelos de escolha discreta. Este artigo está focado na metodologia dos modelos econométricos de escolha discreta. A base destes modelos é a estimação de uma função utilidade. Utilidade é o valor que o indivíduo atribui a um produto ou serviço mediante a combinação de fatores, de forma tal que esse valor seja o máximo para a escolha realizada dentro do conjunto de opções. Modelos econométricos podem ser gerados com dados de preferência declarada (PD) e dados de preferência revelada (PR). O artigo discute as diferenças entre as duas abordagens, enfatizando o método, a essência, as forças e as fraquezas de cada um e apresentando um estudo de caso com ambos os tipos de dados. Foi realizado um estudo relacionado ao bem habitação para estudantes universitários. Os resultados enfatizam as diferenças entre os modelos de preferência revelada e declarada, indicando os parâmetros que são similares no processo e os que fazem com que o comportamento real difira das intenções declaradas.
