In addition, the inadequate management of the built space, materialized in the set of underused buildings that permeate the urban context of central neighborhoods in medium and large cities, affects the socio-environmental dynamics of the place. In this sense, the present work aims to research the impact of underused buildings in the urban fabric of downtown Vitória (Brazil), as well as its recovery for the socio-environmental dynamics that develop in such region. The results show that the strategies help the resumption of urban dynamism and allow the reuse of the mobility and real estate infrastructures existing in the place. reutilización adaptativa, sostenibilidad, medio construido, intervención urbana adaptive reuse, sustainability DOI: https://doi.org/10.26439/limaq2021.n007.5179 El modelo de producción del medio construido y aplicado al contexto urbano contemporáneo ha presentado una serie de disfuncionalidades que ponen de relieve la insostenibilidad de este sistema. Entre ellas se encuentra una intensa dispersión urbana que exige un mayor gasto en infraestructura de movilidad. Además, la gestión inadecuada del espacio construido, materializada en el conjunto de edificaciones subutilizadas que permean el contexto urbano de barrios centrales en ciudades medianas y grandes, afecta la dinámica socioambiental del lugar. En este sentido, el objetivo del trabajo es investigar el impacto de la presencia de edificios subutilizados en el tejido urbano del centro de Vitória (Brasil), así como el de su recuperación para las dinámicas socioambientales que se desarrollan en esa región. Los resultados muestran que las estrategias ayudan a la reanudación del dinamismo urbano y permiten la reutilización de las infraestructuras de movilidad e inmobiliarias existentes en el lugar.
