The preservation of heritage properties taking a territorial approach, in particular towards houses, implies increasing complexity and consequently, a constant challenge to find creative long-term sustainable solutions. In this sense, the safeguarding of the modest medium-sized cities constitutes an important and new approach. This article presents the research undertaken on the preservation of chalets built in the “Mar del Plata” style of the Argentinean city of the same name, through material and social variables examined in one of its oldest and most characteristic neighborhoods. The chalets are a modest type of heritage asset mainly developed between 1930 and 1950. A preservation toolkit, appropriate for a specific territory and society, is presented. It is based on the analysis of three key steps, based, in turn, on qualitative methodologies utilizing bibliographical, photographical, archival, and oral sources, as well as plans and “in situ” surveys. Using this method, it will be possible to catalyze local approaches and achieve benefits in other intermediate cities. El patrimonio edificado materializa un proceso de imbricación entre la historia pasada, presente y futura, penetrado por las diferentes construcciones socioculturales. La preservación de los bienes patrimoniales desde un enfoque territorial, especialmente las viviendas, implica una creciente complejidad y consecuentemente, un desafío constante a la creatividad para la propuesta de soluciones sustentables a largo plazo. En este sentido, la salvaguarda del patrimonio modesto de las ciudades intermedias constituye un relevante e históricamente reciente camino por recorrer. Por ello, el presente artículo exhibe la investigación abordada para la preservación de un tipo de patrimonio modesto principalmente desarrollado entre 1930 y 1950, los chalets “estilo Mar del Plata” de la ciudad homónima argentina, a través de variables materiales y sociales analizadas en uno de sus barrios más antiguos y característicos. A partir del análisis de tres pasos claves basados en metodologías principalmente cualitativas y mediante el uso de fuentes bibliográficas, fotográficas, Planimétricas, archivísticas, orales y relevamientos in situ, se presenta una herramienta preservacionista apropiada para un territorio y una sociedad específica. De esta forma, será posible catalizar otras dinámicas locales y generar nuevos avances para abordar los bienes modestos en otras ciudades intermedias.
